Mission Viejo Market Update - How's the Real Estate Market? by Leslie Eskildsen

An update on the current inventory of homes for sale in Mission Viejo and a review of April's home sales activity.

As we continue to watch Mission Viejo home prices go up and up - the average sales price is up almost $100,000 since January 2013! - we are also keeping a close eye on the home inventory.  As of today, there are 107 active listings in Mission Viejo - up from the 85 that were active as of April 1, 2013 - that's a 26% increase in total inventory in from one month ago! 

Of the 107 active Mission Viejo listings, 96 are Standard Sales, four are REOs, six are Short Sales, and one is offered for sale through an Auction.  About the same mix as April.  The most expensive home currently for sale in Mission Veijo is a $3,988,000 listing on Lake Mission Viejo.  The least expensive home currently on the market is a $130,000 Short Sale condo.

Closed sales in April totaled 128 homes - 32 attached and 96 detached homes.  The most expensive closed sale in April was $1,075,000 for a Standard Sale home in Canyon Crest.  This is one of three homes sold that sold for over $1,000,000 last month!  The least expensive Mission Viejo home to sell last month was a $189,000 Short Sale condo.

Even the bump in inventory has not shifted the tide - it is still a sellers' market and multiple offers are still making it tough on buyers.
