Could a 55+ community be in your future plans? Ever considered Costa Del Sol, Palmia, or a Reverse Mortgage?

Having just joined the swelling number of baby boomers who've hit the magic number 55, I've developed a fresh interest in the 55+ housing options in Mission Viejo and the surrounding areas.  Well, cross off Rancho Santa Margarita - zippo, nada, nothing for the elderly.  Same for Coto de Caza.  Of course, there's always Leisure World, now officially known as Laguna Woods - where it's nothing but 55+ housing.

In the city of Mission Viejo, there are two gated Senior Communities - Costa Del Sol and Palmia.  Costa Del Sol is the older (homes, not residents!) and larger (again, size of the community not he size of the residents!) of the two and Palmia is the slighly more modern, jet-set sort of community.  All of these home have downstairs master bedrooms, so with guest rooms upstairs, but mostly they are single story homes.

If you are considering a move to a Senior Community as part of your game plan, plan early and keep an eye on the market.  Right this minute - there's nothing for sale in Palmia and only five homes available in Costa Del Sol.  And of all the Costa homes for sale, three have only been on the market for less than a week and a half.  They'll probably all be gone by the end of the weekend give the fast pace of our current real estate market!

If you can hold on until you hit 62, you might be able to buy your senior pad using a Reverse Mortgage.  Now, before you roll your eyes back in your head and make that "gag me with a spoon" motion - these loan programs have undergone some radical changes and there are a couple of neat features you may be interested to know.  Like you never have to make another mortgage payment and neither you nor your heirs will never owe more than the home is worth when you decide to sell it. Even with all that deferred interest piled on top. See how attractive that sounds?

And don't get me started on Gavilan - the Senior Community in Rancho Missoin Viejo.  Gorgeous.  Pricing is due out at the end of April.
